What is happening in theChattanooga residential real estate market? Our latest market snapshot providesa look at current inventory, pricing, sales activity, days on market, andpending transactions across the area.
As we move through August,the Chattanooga-area residential market currently has 4,273 active listings,giving buyers a wide selection of properties to consider. The current medianprice is $380,000, providing a useful snapshot of where the middle of themarket stands.
Sales activity continuesthroughout the month, with 951 properties sold in August so far. At thesame time, 1,044 properties are currently pending, showing that buyersand sellers continue to make moves in the market.
Properties are currentlyaveraging 61.8 days on market. This gives buyers more time to evaluatetheir options compared with a highly competitive market where homes may receiveoffers immediately. For sellers, the numbers highlight the importance ofthoughtful pricing, strong presentation, and an effective marketing strategy.
The current 95%list-to-sell ratio also provides insight into how properties are performingonce they go under contract and close. While individual properties can varysignificantly based on location, condition, price, and other factors, thisfigure gives a broad look at the relationship between asking prices and finalsale prices across the market.
